New Required Disclosure – Summary of Rights for Safer Homes Act
Effective January 1, 2026, Illinois law requires all residential lease agreements—both new leases and renewals—to include a Summary of Rights for Safer Homes as the first page. This mandatory disclosure helps ensure tenants are aware of legal protections available to victims of domestic or sexual violence, promoting safer housing and greater financial stability.

Optional Tenant Brokerage Compensation Terms
The updated lease introduces the ability to include negotiated tenant brokerage compensation. When applicable, these terms are outlined in a dedicated Brokerage Compensation section, increasing transparency for landlords, tenants, and real estate professionals.

Expanded Additional Agreements Section
The lease now features an expanded and more flexible Additional Agreements and Covenants section. This update allows for clearer customization of lease terms and reduces the risk of ambiguity in rental agreements.
