Short Sale Steps

I live in the Chicago area and am thinking about doing a short sale on my home … what are the steps?
Whether you live in Chicago, Downers Grove, Berwyn or another suburb, if you are contemplating a short sale, the first step is to call attorney Bradford Miller at Bradford Miller Law, P.C. Attorney Miller offers a FREE 15-minute consultation and will be able to provide you with an analysis of your situation to determine whether a short sale is right for you.

Do I have to pay for your services?
NO! Bradford Miller Law, P.C., does not take any fees upfront for short sales and only receives compensation from the lender if we are successful with the short sale. In other words, as a homeowner in the Chicago area, you have nothing to lose by hiring Bradford Miller Law, P.C., to handle your short sale.

After I talk to you, what is the next step?
We will help you throughout the process but basically the next step is to put your home on the market as a short sale. My office will also ask for a variety of documents, including a hardship letter and your two most recent tax returns. Once we get an offer we will ask for more documents such as pay stubs and bank statements and then submit everything to the lender for approval. My office will handle all of the negotiations on your behalf. After we obtain approval, we will close on your house, typically within 30-45 days.

Are short sales common?
Yes, short sales are currently 30 percent or higher of the Chicago area market so they are becoming more and more common. The lawyers at Bradford Miller Law, P.C., handle short sales on a daily basis.

Why should I try to do a short sale?
The short answer is to provide financial relief with less damage than a bankruptcy or foreclosure. Many people think of it as being proactive. They know they can no longer afford the home and instead of doing nothing and letting the bank just foreclose on the property, they try to do the short sale.

Why should I hire your firm?

  1. We do not charge you any fees
  2. We have the experience necessary to get the job done
