Can I run my home-based business from my rental?

Being able to work from home and be your own boss may seem like a dream come true, but if you rent your Illinois home, there may be snags that you need to work out before you get started. According to Inc. magazine, you should do your homework on the following issues.

Zoning laws: If your home is already zoned as mixed-use, you are probably in good shape, but residential zoning could lead to problems. The land use department in your area has the information you need to ensure that you are in the right place. It may even be possible for you to get a waiver rather than moving.

Lease: Your landlord may have included a restriction that prevents you from running your business out of your home, but even if there is no such clause spelled out, the nature of the job could affect your compliance in other areas. If you have any doubts, it is likely the best course to seek permission.

Home-based business ordinances: These may not necessarily prevent you from having the business, but they may place restrictions on how you operate, so it is important to check with your municipality and stay within the guidelines.

Licenses: You may need a professional license in order to offer certain services. There may also be federal, state, county and local government licensure or registration requirements you must fulfill to avoid penalties.
